Coconut Creek 2013 Real Estate Market Off To A Great Start

Coconut Creek and South Florida home prices increased in December 2012 ending the year on a strong note. Many short sales and foreclosures came on and off the market causing a decrease in the overall real estate inventory. As a result, sellers regained confidence in the housing market, as buyer demand and confidence grows into 2013.

The Sun-Sentinel reported that, “In Broward County, the median price rose 21 percent in December to $230,000, according to the Greater Fort Lauderdale Realtors. The median means half sold for more, half for less.” This is exciting news for the overall real estate market in the City of Coconut Creek and the rest of South Florida. Buyers are now leaping off the real estate fence to take advantage of low mortgage interest rates, affordability, and achieving the American dream of home ownership.

I was quoted in the Sun-Sentinel article discussing how the buyer activity has dramatically increased due to the lack of home inventory and a larger pool of motivated buyers in today’s market.

Michael Citron, an agent in Palm Beach and Broward counties, said some buyers are so frustrated by the lack of inventory that they’re pursuing properties on their own, often bringing him what turn out to be expired listings from websites. When buyers do find homes, they have to act quickly.”They have to be very, very aggressive,” Citron said. “I can barely let a client think about it overnight or they’ll lose it tomorrow. It’s not a warm and fuzzy feeling buying a house now.”

If homes are priced appropriately and are in good condition, they are selling very quickly and for top market dollar. Buyers are willing to pay a premium, as the competition for homes is growing in our marketplace. If you are currently looking for a home, be prepared. There were 35 total single family sales for the month of December, 2012 ranging in price from $119800 to $1,750,000.  Among the 35 sales for the month of February, 16 were distressed sales (bank foreclosures, corporate owned, or short sales). 48% of the sales were distressed ones.

There were 22 total single family sales for the month of September, 2011 ranging in price from $112,500 to $295,000. Last month, there were 34 total single family home sales. There were 12 fewer homes sold in Coconut Creek in the month of September, 2011 than in August, 2011.

Among the 22 sales for the month of September, 10 were distressed sales (bank foreclosures, corporate owned, or short sales).
45% of the sales were distressed ones. The decrease in home sales in September is a direct result of the new school year as well as the coming holiday season.  During this time, residents and potential buyers are focused more on their families and not as much on real estate.  But, we are telling both potential sellers and buyers, that now is the perfect time to sell or buy.  If you are a seller, you will not have as much competition on the market at the current time.  But, in early 2012, more Coconut Creek residents will be putting their homes on the market for sale after the holiday season.  Potential buyers should also get off the fence now and buy, as interest rates are at record low levels.  You couldn’t ask for a better time to make a move!

There were 20 total single family sales for the month of February, 2011 ranging in price from $150,000 to $322,000. Last month, there were  14 total single family home sales. There were 6 more Coconut Creek single family homes sold in the month of February, 2011 than in January, 2011.

Among the 20 sales for the month of February, 12 were distressed sales (bank foreclosures, corporate owned, or short sales).  60% of the sales were distressed ones.

There are many opportunities for potential buyers to get great prices on home in Coconut Creek, Florida.  Also, mortgage rates are still at record low rates.  But, it is time to get off the real estate fence and purchase, as interest rates are expected to climb to over 6 percent in the coming months.

Coconut Creek is one of the best bang for your buck areas in West Broward County with excellent schools, parks, and recreational activities.  The Butterfly Capital of the World is also a great place to raise a family!

There were 18 total single family sales for the month of November, 2010 ranging in price from $137,000 to $342,000. Last month, there were 22 total single family home sales. There were 4 less Coconut Creek single family home sales in the month of November than in October, 2010.  61% of the homes that sold (11 total) were distressed sales (short sales, bank foreclosures, or corporate owned).

On a positive note, there were two homes sold over $300,000 both in Country Woods and Lyons Gate, which will help increase the values of comparable homes in the City of Coconut Creek, Florida. The end of the 4th quarter of 2010 is a slow time for real estate sales, as more and more people are focused on the holidays.  The market sales will pick up in the beginning of 2011, as more people think about making a move.

As interest rates appear to be increasing in the coming months, it may be the perfect time to purchase a home.  With less competing buyers on the market during the holidays, you may be able to grab a great deal on a Coconut Creek home.  You also may be very surprised to learn what your monthly mortgage payments would be now.  You may be able to purchase a home for less than you are paying rent!

Coconut Creek Real Estate Team Delivers Thanksgiving Meals To The Needy

As you are waking up on Thanksgiving morning to probably watch the Macy’s Thanksgiving Parade, our team has been waking up early on Thanksgiving Day for the past few years to help deliver meals to families in need.  Thanks to great organizations like the South Florida Urban Ministries, that has organized this event for the past 10 years at various South Florida churches.  In particular, this year there was over 5,500 meals personally delivered to various families throughout the South Florida area.

For the past three years, our real estate team has gathered at the Christ Church in Pompano Beach to volunteer our time.  This year, we delivered over 50 meals to needy families.  Every year, we are moved when we see the faces of the families when we arrive at their homes. One family in particular had 6 children.  The mother was so thankful that her entire family would all have have Thanksgiving meal this year.

There were 22 total single family sales for the month of October, 2010 ranging in price from $128,500 to $379,000. Last month, there were 18 total single family home sales. There were 4 more Coconut Creek single family home sales in the month of October than in September, 2010.
