There were 21 total single family sales for the month of March, 2011 ranging in price from $119,00 to $265,000. Last month, there were 21 total single family home sales. There were 4 more homes sold in Coconut Creek, Florida in the month of March, 2012 than in February, 2012. Among the 25 sales for the month of February, 12 were distressed sales (bank foreclosures, corporate owned, or short sales). 48% of the sales were distressed ones.
There has been a very consistent amount of distress sales selling in the City of Coconut Creek this year. Over half of all single family sales have been either foreclosures or short sales. As more and more distressed sales come on and quickly off the market, the overall real estate market in Coconut Creek, Florida will stabilize.
We are still seeing record low inventory for available single family home listings in Coconut Creek. Currently, there are only 75 total homes available for sale (25 available distressed sales).

There were 17 total single family sales for the month of December, 2011 ranging in price from $91,000 to $680,000. Last month, there were 23 total single family home sales. There were 6 less homes sold in Coconut Creek in the month of December, 2011 than in Nomber, 2011.
Among the 17 sales for the month of October, 9 were distressed sales (bank foreclosures, corporate owned, or short sales).
53% of the sales were distressed ones. Last month, there were 23 total single family homes sold in Coconut Creek, Florida in November, 2011. There were 6 fewer sales in December than in the month of November.
Real estate inventory is very low in the City of Coconut Creek. Buyers are back in the market after the holidays, as the last couple of months of 2011 are slow. As a result, we should see an increase in buyer activity in the beginning of 2012. There has been a steady pace of distressed sales over the past 6-8 months in Coconut Creek. Many buyers are finding great deals on single family homes and townhomes, as more and more banks are negotiating short sales and bank owned property listings more quickly.

There were 14 total single family sales for the month of January, 2011 ranging in price from $155,300 to $585,000. Last month, there were 21 total single family home sales. There were 7 less Coconut Creek single family homes sold in the month of January, 2011 than in December, 2010.
Among the 14 sales for the month of January, 12 were distressed sales (bank foreclosures, corporate owned, or short sales). 86% of the sales were distressed ones. This is certainly a shocking number. But, truth be told that the more distressed sales that get bought by purchasers and come off the market as quickly as possible is a good thing.
But, current homeowners that are thinking about selling their homes or worried about current market values should take notice. There was also a drop in overall sales from the end of 2010 to January 2011. But, many buyers look to close before the end of the calendar year for tax and homestead benefits. As a result, sales should increase in the coming months.
With prices at such record low levels, many on-the-fence buyers should jump into the real estate mix and purchase a property. Interest rates are still at record low numbers, but will continue to steadily climb in the coming months. It could be the best time to pull the trigger on a home purchase.

There were 21 total single family sales for the month of December, 2010 ranging in price from $171,000 to $425,000. Last month, there were 18 total single family home sales. There were 3 more Coconut Creek single family home sold in the month of December than in November, 2010. Among the 21 sales for the month of December, 13 were distressed sales (bank foreclosures, corporate owned, or short sales). More and more distressed sales are coming on the market and coming off the market quickly, as more and more buyers are purchasing these homes at record low prices.
But, some of our experiences with distressed sales, especially foreclosures, is that many first-time homebuyers are interested in purchasing these properties. Unfortunately, many of these distressed homes require thousands, if not tens of thousands of dollars, to repair after closing. As a result, first-time homebuyers may not have the cash to make these necessary repairs post closing.
Knowing if purchasing a short sale or foreclosure in Coconut Creek or anywhere in South Florida should be considered on a case-by-case basis. ALL buyers should align themselves with Realtors that specializes in helping them know all of their options in order to make informed decisions.
