Coconut Creek 2013 Real Estate Market Off To A Great Start

Coconut Creek and South Florida home prices increased in December 2012 ending the year on a strong note. Many short sales and foreclosures came on and off the market causing a decrease in the overall real estate inventory. As a result, sellers regained confidence in the housing market, as buyer demand and confidence grows into 2013.

The Sun-Sentinel reported that, “In Broward County, the median price rose 21 percent in December to $230,000, according to the Greater Fort Lauderdale Realtors. The median means half sold for more, half for less.” This is exciting news for the overall real estate market in the City of Coconut Creek and the rest of South Florida. Buyers are now leaping off the real estate fence to take advantage of low mortgage interest rates, affordability, and achieving the American dream of home ownership.

I was quoted in the Sun-Sentinel article discussing how the buyer activity has dramatically increased due to the lack of home inventory and a larger pool of motivated buyers in today’s market.

Michael Citron, an agent in Palm Beach and Broward counties, said some buyers are so frustrated by the lack of inventory that they’re pursuing properties on their own, often bringing him what turn out to be expired listings from websites. When buyers do find homes, they have to act quickly.”They have to be very, very aggressive,” Citron said. “I can barely let a client think about it overnight or they’ll lose it tomorrow. It’s not a warm and fuzzy feeling buying a house now.”

If homes are priced appropriately and are in good condition, they are selling very quickly and for top market dollar. Coconut Creek Real Estate Home Prices Rise in December

Great news for South Florida sellers started in December, home prices are on the rise no longer giving the buyers the upper hand.  Prices in Palm Beach, Broward and Miami-Dade counties rose 0.8 percent from October and 9.9 percent from a year earlier, according to the Standard & Poor’s/Case-Shiller home price index released Tuesday.

Broward County’s median price for existing homes last month hit $230,000, the highest of 2012 and a 21 percent increase from a year earlier, the Greater Fort Lauderdale Realtors said Tuesday. Broward’s median increased on an annual basis in every month during 2012.  There were 1,238 Broward homes changing hands, up 15 percent from December 2011. Cash deals rose to 35 percent, from 409 to 549.  It was the 11th consecutive month that prices in the three counties have increased on an annual basis.

After a long housing downturn, the market rebounded in 2012. Bidding wars broke out, pitting first-time buyers against seasoned investors. Homes sold quickly and the supply of properties dried up in many areas.  Local Realtor boards release median prices for homes sold in a month, but many analysts say a better measure of values is Case-Shiller, which tracks prices of the same home over time. The index does not include condominiums and trails Realtor board data by a month.

The real estate market in Coconut Creek and South Florida is starting to pick up.  Inventory is low, and demand is high in our city.  If you are thinking about buying a home, it is essential to have all of your ducks in a row in regards to your financing.  Make sure that you are fully qualified for a loan and have your lender or mortgage broker provide you with  a desktop underwriting approval.  This will be helpful when submitting your formal offer to show the seller that you are fully qualified to purchase.  As a result, you will have a better chance of getting the deal.

Coconut Creek and South Florida Realtor Michael Citron was quoted in yesterday’s Sun-Sentinel article entitled: South Florida housing strategies for 2012.  It appears that the housing market collapse is fading away bringing a stronger and more stable market in the coming months and years

Home sales in Coconut Creek and South Florida are on the rise, as the real estate bottom nears.  But, the shadow inventory of bank foreclosures soon to hit the market and less than stellar job market could prolong the recovery.  Sun-Sentinel reporter, Paul Owers, provides a guide to help both buyers and sellers, and homeowners “underwater” on their current mortgages in 2012:

Sellers:

DO: Consider selling early in 2012, before foreclosures hit the market
DON’T: Try to attract buyers with cars, cash or most other incentives

Underwater Borrowers

DO: Plan now if you’re considering a short sale
DON’T: Think you’re necessarily stuck with an underwater mortgage

I was quoted in the Sentinel article giving advice to potential buyers in 2012:

DO: Write a letter to the seller, explaining why you want the home

DON’T: Sound desperate or let the seller know how much of a mortgage you’re approved for

If you’re writing to a lender, be sure to explain that you’re preapproved for a mortgage and can close quickly, Broward County (and Coconut Creek) real estate agent Michael Citron said. If the seller is the existing homeowner, go into more personal detail.  “If the home has a pool, tell them that you hope your kids can learn to swim in that pool,” Citron said. “A regular seller wants to know the buyer will appreciate the house as much as they did.”

There were 23 total single family sales for the month of November, 2011 ranging in price from $19,000 to $328,000. Last
month, there were 25 total single family home sales. There were 2 less homes sold in Coconut Creek in the month of November, 2011 than in October, 2011.

Among the 23 sales for the month of October,  10 were distressed sales (bank foreclosures, corporate owned, or short sales). 48% of the sales were distressed ones.  The overall real estate inventory of available homes in Coconut Creek, Florida is low.  During the last couple of months before the end of the year, potential sellers are holding back putting their homes for sale on the market until after the holidays and into 2012.  Also, banks and lending institutions are putting a hold on releasing foreclosure inventory until the New Year.  As a result, there are not many available homes for potential buyers to view at the moment in Coconut Creek, Florida.

But, in the beginning of 2012, there will be an increase in real estate inventory for both regular listings and short sales and foreclosures.  If you are thinking about purchasing a home in Coconut Creek or South Florida, now is the time.  Interest rates are at record lows and home prices have never been so affordable.  Coconut Creek is also a great place to live and raise a family.  It is also a great alternative to neighboring cities like Parkland and Coral Springs.  The city offers excellent schools, safe neighborhoods, and great parks and recreation for the entire family to enjoy.

There were 34 total single family sales for the month of Auguest, 2011 ranging in price from $85,000 to $357,000. Last month, there were 27 total single family home sales. There were 7 more homes sold in Coconut Creek in the month of August, 2011 than in July, 2011.

Among the 34 sales for the month of August, 19 were distressed sales (bank foreclosures, corporate owned, or short sales).
56% of the sales were distressed ones. Inventory on homes that are not distressed are at record low’s.  For instance, in the past 6 months, over half of all Coconut Creek single family homes sales are distressed. As a result if you are looking to purchase a home in Coconut Creek and do not want to wait 6-12 months for a short sale to get approved by the banks, then you will not have a large selection of available non-distressed properties for sale.  I strongly believe that the lack of inventory on the market in Coconut Creek, Florida is a direct result of regular listings for sale.  Every non-distressed home for sale in our city that is priced well sells in days, not months.  As a result, as more and more of the distressed home inventory in Coconut Creek is sold to investors and patient buyers, the overall Coconut Creek real estate market will stabilize in the coming months and into 2012.

Mortgage interest rates are truly at record low numbers. There has never been a better time to purchase Coconut Creek or South Florida homes. But, home costs will increase in the coming months, as interest rates will rise. There were 27 total single family sales for the month of July, 2011 ranging in price from $140,000 to $335,000. Last month, there were 38 total single family home sales.  There were 11 less homes sold in Coconut Creek in the month of July, 2011 than in
June, 2011.

Among the 27 sales for the month of July, 12 were distressed sales (bank foreclosures, corporate owned, or short sales).
44% of the sales were distressed ones. For the past 6 months, approximately half of all Coconut Creek single family homes sales are distressed. Inventory is low in the City of Coconut Creek.  There are not many move-in ready homes available.  As a result, buyers are sitting back on the fence waiting for the right opportunity to present itself.  I believe that the reduction in overall Coconut Creek Florida home sales is a result of the lack of regular home listings that are move-in ready.

There were 27 total single family sales for the month of May, 2011 ranging in price from $120,000 to $287,900. Last month, there were 29 total single family home sales. There were 2 less Coconut Creek single family homes sold in the month of May, 2011 than in April, 2011.

Among the 27 sales for the month of March, 16 were distressed sales (bank foreclosures, corporate owned, or short sales). 59% of the sales were distressed ones.  For the past few months, over half of the overall single family homes sold were distress sales.  You probably are thinking that this news is very bad for the Coconut Creek real estate market.  On a positive note, as more and more short sales and bank foreclosure inventory is sold and taken off the market, the overall market will stabilize.
