There were 22 total single family sales for the month of October, 2010 ranging in price from $128,500 to $379,000. Last month, there were 18 total single family home sales. There were 4 more Coconut Creek single family home sales in the month of October than in September, 2010.

50% of the homes that sold (11 total) were distressed sales.  Distressed homes sales are short sales or bank foreclosures.  Hopefully, as more and more distressed sales come off the market, the overall Coconut Creek real estate market will stabilize and improve.

We keep telling our Coconut Creek home buyers to get off the real estate fence!  These bargain prices will not last forever!  Plus, with interest rates at record low numbers, potential buyers and current renters should definitely consider purchasing a home.  You may be very surprised that your monthly housing payment will be less than paying rent.  Finally, you will also receive tax write offs.

Today that $300,000 house would sell for $213,000 and a 30-year fixed-rate mortgage with 20 percent down would carry a rate of about 4.2 percent and a monthly payment of $833 … housing has perhaps never been a better bargain.” This is a reality!
  4. Inventory levels are currently low, as there is a moratorium on all bank foreclosure property listings.  As a result, there is less competing properties on the market for sale.  But, the foreclosure moratorium will end by early 2011!
