There were 21 total single family sales for the month of December, 2010 ranging in price from $171,000 to $425,000. Last month, there were 18 total single family home sales. There were 3 more Coconut Creek single family home sold in the month of December than in November, 2010. Among the 21 sales for the month of December, 13 were distressed sales (bank foreclosures, corporate owned, or short sales). More and more distressed sales are coming on the market and coming off the market quickly, as more and more buyers are purchasing these homes at record low prices.

But, some of our experiences with distressed sales, especially foreclosures, is that many first-time homebuyers are interested in purchasing these properties.  Unfortunately, many of these distressed homes require thousands, if not tens of thousands of dollars, to repair after closing.  As a result, first-time homebuyers may not have the cash to make these necessary repairs post closing.

Knowing if purchasing a short sale or foreclosure in Coconut Creek or anywhere in South Florida should be considered on a case-by-case basis.  ALL buyers should align themselves with Realtors that specializes in helping them know all of their options in order to make informed decisions.

There were 18 total single family sales for the month of November, 2010 ranging in price from $137,000 to $342,000. Last month, there were 22 total single family home sales. There were 4 less Coconut Creek single family home sales in the month of November than in October, 2010.  61% of the homes that sold (11 total) were distressed sales (short sales, bank foreclosures, or corporate owned).

On a positive note, there were two homes sold over $300,000 both in Country Woods and Lyons Gate, which will help increase the values of comparable homes in the City of Coconut Creek, Florida. The end of the 4th quarter of 2010 is a slow time for real estate sales, as more and more people are focused on the holidays.  The market sales will pick up in the beginning of 2011, as more people think about making a move.

As interest rates appear to be increasing in the coming months, it may be the perfect time to purchase a home.  With less competing buyers on the market during the holidays, you may be able to grab a great deal on a Coconut Creek home.  You also may be very surprised to learn what your monthly mortgage payments would be now.  You may be able to purchase a home for less than you are paying rent!

Coconut Creek Real Estate Team Delivers Thanksgiving Meals To The Needy

As you are waking up on Thanksgiving morning to probably watch the Macy’s Thanksgiving Parade, our team has been waking up early on Thanksgiving Day for the past few years to help deliver meals to families in need.  Thanks to great organizations like the South Florida Urban Ministries, that has organized this event for the past 10 years at various South Florida churches.  In particular, this year there was over 5,500 meals personally delivered to various families throughout the South Florida area.

For the past three years, our real estate team has gathered at the Christ Church in Pompano Beach to volunteer our time.  This year, we delivered over 50 meals to needy families.  Every year, we are moved when we see the faces of the families when we arrive at their homes. One family in particular had 6 children.  The mother was so thankful that her entire family would all have have Thanksgiving meal this year.

50% of the homes that sold (11 total) were distressed sales.  Distressed homes sales are short sales or bank foreclosures.  Hopefully, as more and more distressed sales come off the market, the overall Coconut Creek real estate market will stabilize and improve.
