US Government Could Ruin The Coconut Creek And Overall Real Estate Rebound

home-ownership-florida-american-dream-real-estateThe United States Government is trying to impose new standards that would significantly increase the amount of down payments for a government-backed loan.  The Center for Responsible Lending (CRL), along with the Mortgage Bankers Association and the National Association of Realtors (NAR) released a joint statement opposing this new government proposal, “In the midst of a very fragile housing recovery, the government is throwing a devastating, unnecessary and very expensive wrench into the American dream. First-time homebuyers will have to choose between higher rates today or a 9-14 year delay while they save up the necessary down payment. And 25 million current homeowners would be locked out of lower refinancing rates because they lack the required 25 percent equity in their homes.”

These high down payment and equity requirements will have a negative impact on Coconut Creek, Florida and overall national real estate market recovery.  It will rob the American Dream of home ownership to millions of families.  If our government gets its way, it will penalize responsible consumers!  How does that make sense?

We urge the regulators to institute better lending and borrowing practices without causing harm to “credit-worthy consumers.”  The government and banking institutions must continue to be a part of the process for the recovery of the real estate market and not be the wrecking ball!  We wrote a great article on our sister website, ParklandParrot.com entitled, Hooray For Parkland and Broward Real Estate Home Sale Increases announcing that Broward County real estate sales have continually increased in the past few months, and that overall available inventory is coming down.  As a result, the local real estate market is showing signs of life!  Why would the government now want to ruin this rebound?

There were 27 total single family sales for the month of March, 2011 ranging in price from $150,000 to $322,000. Last month, there were 20 total single family home sales. There were 7 more Coconut Creek single family homes sold in the month of March, 2011 than in February, 2011.

Among the 27 sales for the month of March, 13 were distressed sales (bank foreclosures, corporate owned, or short sales). 48% of the sales were distressed ones.

There was an increase of 26% in sales volume from the last month.  More and more buyers are purchasing homes in Coconut Creek, Florida because of the excellent schools, parks and recreation, and much more.   Buyers can get more bang for their bucks in Coconut Creek than neighboring communities like Coral Springs and Parkland.

There were 20 total single family sales for the month of February, 2011 ranging in price from $150,000 to $322,000. Last month, there were  14 total single family home sales. There were 6 more Coconut Creek single family homes sold in the month of February, 2011 than in January, 2011.

Among the 20 sales for the month of February, 12 were distressed sales (bank foreclosures, corporate owned, or short sales).  60% of the sales were distressed ones.

There are many opportunities for potential buyers to get great prices on home in Coconut Creek, Florida.  Also, mortgage rates are still at record low rates.  But, it is time to get off the real estate fence and purchase, as interest rates are expected to climb to over 6 percent in the coming months.

Coconut Creek is one of the best bang for your buck areas in West Broward County with excellent schools, parks, and recreational activities.  The Butterfly Capital of the World is also a great place to raise a family!

There were 14 total single family sales for the month of January, 2011 ranging in price from $155,300 to $585,000. Last month, there were  21 total single family home sales. There were 7 less Coconut Creek single family homes sold in the month of January, 2011 than in December, 2010.

Among the 14 sales for the month of January, 12 were distressed sales (bank foreclosures, corporate owned, or short sales).  86% of the sales were distressed ones.  This is certainly a shocking number.  But, truth be told that the more distressed sales that get bought by purchasers and come off the market as quickly as possible is a good thing.

But, current homeowners that are thinking about selling their homes or worried about current market values should take notice. There was also a drop in overall sales from the end of 2010 to January 2011.  But, many buyers look to close before the end of the calendar year for tax and homestead benefits.  As a result, sales should increase in the coming months.

With prices at such record low levels, many on-the-fence buyers should jump into the real estate mix and purchase a property.  Interest rates are still at record low numbers, but will continue to steadily climb in the coming months.  It could be the best time to pull the trigger on a home purchase.

There were 22 total single family sales for the month of October, 2010 ranging in price from $128,500 to $379,000. Last month, there were 18 total single family home sales. There were 4 more Coconut Creek single family home sales in the month of October than in September, 2010.

50% of the homes that sold (11 total) were distressed sales.  Distressed homes sales are short sales or bank foreclosures.  Hopefully, as more and more distressed sales come off the market, the overall Coconut Creek real estate market will stabilize and improve.

Each month, our real estate team will be posting up-to-date monthly real estate sales for single family homes in Coconut Creek.  As you can see from the above chart, there were 18 total single family sales for the month of September.    Prices range from $115,000 to $275,000.  Among these sales, 10 were distressed sales.  Distressed sales are short sales or bank foreclosures.
