There were 18 total single family sales for the month of November, 2010 ranging in price from $137,000 to $342,000. Last month, there were 22 total single family home sales. There were 4 less Coconut Creek single family home sales in the month of November than in October, 2010. 61% of the homes that sold (11 total) were distressed sales (short sales, bank foreclosures, or corporate owned).
On a positive note, there were two homes sold over $300,000 both in Country Woods and Lyons Gate, which will help increase the values of comparable homes in the City of Coconut Creek, Florida. The end of the 4th quarter of 2010 is a slow time for real estate sales, as more and more people are focused on the holidays. The market sales will pick up in the beginning of 2011, as more people think about making a move.
As interest rates appear to be increasing in the coming months, it may be the perfect time to purchase a home. With less competing buyers on the market during the holidays, you may be able to grab a great deal on a Coconut Creek home. You also may be very surprised to learn what your monthly mortgage payments would be now. You may be able to purchase a home for less than you are paying rent!
